Example #1
A client was purchasing a beautiful 5 acre wooded property. Prior to purchase our landscape inspector reviewed the property and discovered that many of the trees were in decline (due to Emerald Ash Borer infections) and almost all of the trees on the property were going to die over the next 2-3 years. Without our assessment our client would not have been aware that they would have had a HUGE future expense to have the dozens of trees removed. Our client was then able to negotiate a lower sale price due to the future costs to maintain the landscape.
Example #2
A client purchased a house on a 1/2 acre lot with a magnificent and huge pin oak in the back yard. The home inspector (not us) commented that the tree just needed some pruning to be cleared off of the roof - he did not walk around to look at the back of the tree where there was massive decay from an old lightning strike (not good). After the client finished the purchase of the home they called us to have the tree pruned to clear away from the roof (per the home inspector’s recommendation). When we arrived to create a quote, our ISA Certified Arborist® determined that the tree was a major hazard and recommended an immediate removal at an approx. cost of $3000. Had the client hired us for a Landscape Inspection we would have caught the issue prior to purchase which would have given the buyer negotiation power to lower selling price due to the cost of tree removal and lost value of a treeless back yard.
